Every return visit to a property starts with archaeology: where's the shutoff, what's behind that wall, which line feeds the unit. Property Memory is the research program aimed at one promise: a technician should not have to rediscover a property from zero every time the company returns.
The idea
The property record grows a spatial layer.
Thorbis already keeps the property's history: jobs, photos, equipment, notes. Property Memory extends that record into the room itself, for plumbing, HVAC, and electrical work first.
The room itself
A technician scans a mechanical room, crawlspace, or work area with the phone. The result is a versioned 3D record on the property, added to on later visits, never silently overwritten.
The things you'd tag on a wall
Shutoffs, cleanouts, panels, access points, prior openings, pinned to real coordinates in the room, each carrying who recorded it, when, and how confident the fix is.
The routes behind the finish
Water, drains, gas, refrigerant, duct, and conduit runs, recorded while they're exposed or as they're installed, so the next opening starts from knowledge instead of exploratory demolition.
The numbers, with their doubt attached
Room dimensions, clearances, patch quantities: every measurement carries its method, its uncertainty, and its verification grade. A clean number with hidden error is not a feature.

The routes behind the finish get one honest chance to be seen: while the wall is open, or as the work goes in. That is the moment the record is made.
Measurement grades
Every number wears its grade.
The program's spec defines a ladder of trust for spatial measurements, and what each rung is allowed to be used for. The ladder is the product decision we're most sure of.

Written down before a line ships
The claims we will never make.
It does not see through walls
Property Memory shows hidden systems only when someone previously observed, installed, or recorded them. It will never present itself as live sensing through drywall, because it isn't, and pretending otherwise gets someone hurt.
It is not the code authority
Overlays and inferred measurements are decision aids. Safety-critical, permit-critical, and contract-critical work keeps the verification the trade already requires. The system's job is to make that easier, not to impersonate it.
It does not hide its uncertainty
Every spatial fact shows its source, age, confidence, and who verified it. If the honest answer is 'last spring's scan, unverified, ±2 inches,' that is what prints.
Where it actually stands
A research program, not a release date.
Property Memory sits in the roadmap's Later stage, behind the operating core and the operations add-ons, and it is currently in its research-and-accuracy phase: proving what phone hardware can honestly measure before promising what it will. No screenshots here, because screenshots of a research program are marketing fiction. When capture ships to early access, this page will show the real thing and its real limits.
